According to a Snaile survey of&nbsp;<a href=\"https:\/\/www.akelius-properties.ca\/\" target=\"_blank\" rel=\"noreferrer \">Akelius<\/a>-owned\r\napartment buildings in Canada, it takes an average of just under 10 minutes to\r\ndeal with each parcel.<\/p>\r\n\r\n\r\n\r\n<p>This includes time for front-line staff to accept and sign for the\r\nparcel, then log the tracking number, intended recipient and storage location.\r\nThey must then notify the recipient and hope the resident retrieves the parcel\r\nafter the first call. When the resident arrives at reception, the staff member\r\nneeds to get the parcel from its storage place and log its retrieval.<\/p>\r\n\r\n\r\n\r\n<p>At buildings without door staff, parcels left in lobbies, hallways and\r\nvestibules are vulnerable to theft or loss and can violate fire codes. Even in\r\ndesignated mail rooms, some packages don\u2019t fit in existing compartments and\r\noften the storage areas are only meant for&nbsp;<a href=\"https:\/\/www.canadapost.ca\/cpc\/en\/home.page\" target=\"_blank\" rel=\"noreferrer \">Canada Post<\/a>&nbsp;carriers.<\/p>\r\n\r\n\r\n\r\n<p>Enter companies such as LocKourier and Snaile.<\/p>\r\n\r\n\r\n\r\n<hr class=\"wp-block-separator\"\/>\r\n\r\n\r\n\r\n<p>LocKourier<\/p>\r\n\r\n\r\n\r\n<p><mark>LocKourier\u2019s roots lie in a partnership with American companies&nbsp;<a href=\"https:\/\/www.luxerone.com\/\" target=\"_blank\" rel=\"noreferrer \">Luxer One<\/a><\/mark>&nbsp;and&nbsp;<a href=\"https:\/\/www.mulberryscleaners.com\/services\/laundry-locker\/\" target=\"_blank\" rel=\"noreferrer \">Laundry Locker<\/a>, which resulted in president and chief\r\nexecutive officer Joseph Collins launching&nbsp;<a href=\"https:\/\/www.laundry-concierge.com\/\" target=\"_blank\" rel=\"noreferrer \">Laundry\r\nConcierge<\/a>&nbsp;in Toronto in 2013.<\/p>\r\n\r\n\r\n\r\n<p>As the focus shifted from dry cleaning to package delivery solutions for\r\nmultiresidential, office and retail locations, however, the laundry group was\r\nsold in December to enable Collins to dedicate his full attention to\r\nLocKourier.<\/p>\r\n\r\n\r\n\r\n<p>The Toronto-based company now works with the likes of&nbsp;<a href=\"https:\/\/www.tridel.com\/\" target=\"_blank\" rel=\"noreferrer \">Tridel<\/a>,&nbsp;<a href=\"https:\/\/bosaproperties.com\/en\/\" target=\"_blank\" rel=\"noreferrer \">Bosa Properties<\/a>,&nbsp;<a href=\"https:\/\/riocan.com\/\" target=\"_blank\" rel=\"noreferrer \">RioCan REIT<\/a>,&nbsp;<a href=\"https:\/\/killamreit.com\/\" target=\"_blank\" rel=\"noreferrer \">Killam Apartment REIT<\/a>&nbsp;and&nbsp;<a href=\"https:\/\/www.gwlrealtyadvisors.com\/\" target=\"_blank\" rel=\"noreferrer \">GWL Realty\r\nAdvisors<\/a>&nbsp;to offer parcel locker solutions in their buildings.<\/p>\r\n\r\n\r\n\r\n<p>The American company is contracted to manufacture the lockers, which\r\nhave a lifetime warranty.<\/p>\r\n\r\n\r\n\r\n<p>\u201cOur team hasn\u2019t slowed and our regular project calls with our real\r\nestate developer partners remain steady,\u201d Collins told RENX. \u201cWhat has seen a\r\ndramatic uptick are new conversations with property managers in existing condos\r\nand apartments dealing with COVID-19.<\/p>\r\n\r\n\r\n\r\n<p>\u201cThey are asking our team how to manage the increased delivery load and\r\nreduce the spread of the virus by minimizing the interactions of delivery\r\nstaff, building staff and residents.\u201d<\/p>\r\n\r\n\r\n\r\n<p><mark>LocKourier has installed the Luxer systems<\/mark> in more than 100 Canadian\r\nbuildings. Across North America, orders and installations for the Luxer lockers\r\neclipsed 4,000 at the end of 2019. Seventy-five per cent are in multifamily\r\nbuildings, 20 per cent in retail locations and five per cent in offices.<\/p>\r\n\r\n\r\n\r\n<p>The goal of the LocKourier system is to remove management from\r\npackage-handling and let carriers do it all.<\/p>\r\n\r\n\r\n\r\n<p>How the parcel\r\nlockers work<\/p>\r\n\r\n\r\n\r\n<p>Each building has a unique code for each carrier. Management provides\r\ncarriers with this code, which they use to access the building and make\r\ndeliveries through an automated system.<\/p>\r\n\r\n\r\n\r\n<p>Once logged in via a touch screen, the carrier selects the resident and\r\nsize of locker, then loads the package.<\/p>\r\n\r\n\r\n\r\n<p>Carriers can specify if a signature is required so when residents pick\r\nup the package, they sign the touch screen before the locker opens.<\/p>\r\n\r\n\r\n\r\n<p>Two 110-volt outlets and a wired Internet connection with an upload\r\nspeed of at least 500 kilobytes are required for installation.<\/p>\r\n\r\n\r\n\r\n<p>The installation of a LocKourier system for a 250-unit condo typically\r\ncosts about $25,000, plus an annual support fee. Support is offered 24 hours a\r\nday, seven days a week via phone, text and e-mail through Luxer One\u2019s\r\n200-plus-member team.<\/p>\r\n\r\n\r\n\r\n<p>\u201cWe have added community advertising to our app so that, in this time of\r\nisolation affecting so many small, local, family-owned businesses, we can offer\r\na place for local restaurants and retailers to reach customers in their homes\r\nand provide service, keeping our communities alive and afloat,\u201d Collins said.<\/p>\r\n\r\n\r\n\r\n<p>LocKourier can also provide commercial-grade&nbsp;<a href=\"https:\/\/www.truemfg.com\/NA\/CA\" target=\"_blank\" rel=\"noreferrer \">True<\/a>&nbsp;refrigerators\r\nequipped with a similar parcel locking system for grocery deliveries to\r\nmultifamily buildings. Collins expects True to have freezers ready for specific\r\nenvironments and clients in Q3 2020.<\/p>\r\n\r\n\r\n\r\n<p>Collins said LocKourier can offer solutions for single-family\r\nresidences, though it doesn\u2019t focus on that market.<\/p>\r\n\r\n\r\n\r\n<p>Snaile Lockers<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/www.snailelockers.com\/wp-content\/uploads\/2020\/03\/Parcel-Room1.jpg\" alt=\"Parcel lockers\" class=\"wp-image-1130\"\/><\/figure>\r\n\r\n\r\n\r\n<p>A Snaile building parcel locker system,\r\nwith its touch-screen interface. (Courtesy Snaile)<\/p>\r\n\r\n\r\n\r\n<p>Snaile was founded in 2015 to design and manufacture smart sensors and\r\nrelated software to upgrade existing keyed parcel and letter mailboxes. The\r\nMississauga-based company has 14 employees, 30 seats in a bilingual (French and\r\nEnglish) call centre, and 18 in-field teams for on-site and technical support\r\nacross Canada.<\/p>\r\n\r\n\r\n\r\n<p>Its software is developed and maintained within the SnaileCloud, which\r\nis hosted in Montreal. Assembly is handled by Snaile in Mississauga, with\r\ndistribution and installations handled by&nbsp;<a href=\"https:\/\/amjcampbell.com\/en\/home\" target=\"_blank\" rel=\"noreferrer \">AMJ Campbell<\/a>\u2019s specialty\r\ncommercial fixture installation teams.<\/p>\r\n\r\n\r\n\r\n<p>Snaile\u2019s multi-unit automated parcel lockers are accessible by all\r\ncarriers and secured with two-tier authentication. Building occupants receive\r\nnotification of a delivery by mobile phone or e-mail and then collect their\r\npackage from a locker using a six-digit code.<\/p>\r\n\r\n\r\n\r\n<p>Snaile operates lockers in almost 200 locations in 23 Canadian cities\r\nfor more than 50 real estate players, including&nbsp;<a href=\"https:\/\/www.oxfordproperties.com\/corp\/en\/\" target=\"_blank\" rel=\"noreferrer \">Oxford\r\nProperties<\/a>,&nbsp;<a href=\"https:\/\/www.starlightinvest.com\/\" target=\"_blank\" rel=\"noreferrer \">Starlight Investments<\/a>,&nbsp;<a href=\"https:\/\/www.hollyburn.com\/\" target=\"_blank\" rel=\"noreferrer \">Hollyburn Properties<\/a>,\r\nAkelius,&nbsp;<a href=\"https:\/\/www.minto.com\/\" target=\"_blank\" rel=\"noreferrer \">Minto<\/a>,&nbsp;<a href=\"https:\/\/www.cogir.net\/en\/home.html\" target=\"_blank\" rel=\"noreferrer \">Cogir Real\r\nEstate<\/a>,&nbsp;<a href=\"https:\/\/www.kingsettcapital.com\/\" target=\"_blank\" rel=\"noreferrer \">KingSett Capital<\/a>,&nbsp;<a href=\"https:\/\/westbankcorp.com\/\" target=\"_blank\" rel=\"noreferrer \">Westbank<\/a>,&nbsp;<a href=\"https:\/\/www.townline.ca\/\" target=\"_blank\" rel=\"noreferrer \">Townline<\/a>,&nbsp;<a href=\"https:\/\/canderel.com\/\" target=\"_blank\" rel=\"noreferrer \">Canderel<\/a>,&nbsp;<a href=\"https:\/\/www.shiplake.com\/\" target=\"_blank\" rel=\"noreferrer \">Shiplake<\/a>&nbsp;and&nbsp;<a href=\"https:\/\/www.strategicgroup.ca\/\" target=\"_blank\" rel=\"noreferrer \">Strategic Group<\/a>.<\/p>\r\n\r\n\r\n\r\n<p>Ninety-five per cent of current installations are in traditional\r\nmultiresidential buildings and school residences. There are a few systems in\r\nco-working spaces and one in an office tower for&nbsp;<a href=\"https:\/\/www.opg.com\/\" target=\"_blank\" rel=\"noreferrer \">Ontario Power Generation<\/a>.<\/p>\r\n\r\n\r\n\r\n<p>\u201cThe balance of our installations are in retail\/distribution\r\napplications, such as with&nbsp;<a href=\"https:\/\/www.theupsstore.ca\/\" target=\"_blank\" rel=\"noreferrer \">The UPS Store<\/a>,&nbsp;<a href=\"https:\/\/www.purolator.com\/en\" target=\"_blank\" rel=\"noreferrer \">Purolator<\/a>&nbsp;and&nbsp;<a href=\"https:\/\/buy.wesco.ca\/\" target=\"_blank\" rel=\"noreferrer \">WESCO Canada<\/a>,\u201d Snaile CEO Patrick Armstrong told RENX.<\/p>\r\n\r\n\r\n\r\n<p>\u201cFor WESCO, we built a custom pipe locker to dispense standard 10-foot\r\npipe lengths.\u201d<\/p>\r\n\r\n\r\n\r\n<p>The size and cost for a Snaile system in a multiresidential building depends\r\non its unit count and age demographic, with more lockers recommended for those\r\nwith younger residents who are prone to order more online.<\/p>\r\n\r\n\r\n\r\n<p>The cost for 200 units, taking up a five-metre-wide space, is about\r\n$25,000. This includes an oversized expansion unit to handle larger parcels and\r\nseveral days of on-site support following the installation.<\/p>\r\n\r\n\r\n\r\n<p>Who is buying parcel\r\nlockers<\/p>\r\n\r\n\r\n\r\n<p>While new installations have temporarily stalled due to COVID-19\r\nrestrictions, Snaile\u2019s call centre, account manager and software developer\r\nsupport has been unaffected. On-site support is being handled on a case-by-case\r\nbasis.<\/p>\r\n\r\n\r\n\r\n<p>Armstrong estimates Canada is about five years behind the United States\r\nand 10 years behind Europe in adoption of parcel lockers.<\/p>\r\n\r\n\r\n\r\n<p>\u201cWe are seeing an increase in condominium inquiries looking for a\r\nlow-contact solution for parcels, instead of having to rely on face-to-face\r\ninteractions or their concierge,\u201d said Armstrong.<\/p>\r\n\r\n\r\n\r\n<p>\u201cWe are also seeing an increase in interest from retailers wanting to\r\nprovide \u2018buy online, pick up in-store\u2019 applications with our lockers.\u201d<\/p>\r\n\r\n\r\n\r\n<p>Snaile offers both refrigerated and freezer smart lockers which can\r\ntether to its main master unit.<\/p>\r\n\r\n\r\n\r\n<p>Recent innovations include a French, English and Mandarin locker\r\ninterface, and a cold-weather outdoor upgrade pack that includes full stainless\r\nsteel and an electronic heater.<\/p>\r\n\r\n\r\n\r\n<p>While Armstrong expects a short-term lull in business, he sees things\r\ngetting back on track in the fourth quarter.
